What happened: At a Harrison Healthcare, which has clinics in Calgary and Vancouver, the yearly cost of primary care membership can range from

  • $4,800 for a two-parent family

  • $2,400 for one adult and their dependent children

  • $2,200 for an individual adult 

The perks of membership include reduced wait-times and extended appointments! On top of that, if you need a scan, the clinic has partnered with a third-party provider of private MRIs and CTs to provide faster access. Def worth the extra couple grand.

Fortunately, provincial governments are keen to squash this because it results in massive deductibles. When patients are charged for medically necessary services, the federal government claws back its money – in March 2023, BC saw $17,165,309 deducted. Not to mention, it goes against pretty much everything the Canada Health Act is about.

Bottom line: Pls don’t charge your patients membership fees – you’re not an Equinox.

Postcall’s take: And while the members-only vibes are off, this is yet another sign of mounting pressures for GPs.

Debunked: BC real estate investments can still cashflow 🪴 

There’s one word that can turn heads in real estate investing faster than any other: cashflow.

The problem with cashflowing real estate? For the last few years, people have been saying properties that cashflow (ie. collect more in rent than you need to spend on mortgage, maintenance, and other costs) can’t be found in BC.

Well, Vancouver’s leading realtor Vivian Yu is here to tell you there’s still some diamonds in the rough.

How? AirBnB opportunities.

Yes and no. Vivian’s given Postcallers some exclusive tips on how to lock down your next (or first) truly cash-flowing investment in this tough environment:

  1. Location, location, location. Focus on high demand areas like downtown Vancouver (which saw a 15% value drop over the last 2 years, can you say SALE?), and areas that get a steady influx of visitors.

  2. Property analysis. Talk to your realtor about getting the data on high Airbnb occupancy rates like Airbtics or Airbnb itself. Take into account seasonal fluctuations. Then estimate the potential revenue and costs.

  3. Follow the law… and the opportunities they present. Vivian follows the news from Housing Minister Ravi Kahlon closing, and while the government is beefing up enforcement, there are certain buildings in hot spots that happily allow rentals. And many new policies like the proposed flipping tax can be avoided by holding onto properties for a longer period of time (made easier, because they positively cash-flow!)

Don’t get us wrong, real estate is a high risk, high reward investment opportunity. But with the right realtor who’s knowledgable about the market and how to make it work for you, you can go far.
